Commanders Name District PM Alliance to Guide New RFK Stadium Project

The Commanders name District PM Alliance as the owner’s project manager for their planned stadium at the RFK site, placing a three-company team between the franchise and the many moving parts of development, design and construction. The September 3 appointment is a project-management milestone—not the start of vertical construction.

District PM Alliance combines Brailsford & Dunlavey, CAA ICON and McKissack & McKissack. The Commanders say the group will represent the club’s interests throughout the project. Brailsford & Dunlavey will lead project controls and administration, CAA ICON will guide design and construction, and McKissack & McKissack will focus on sitework and infrastructure.

Those assignments matter because the stadium is only one part of the proposed 180-acre development. The team describes a privately financed $2.7 billion stadium with approximately 1.8 million gross square feet, a roof and capacity for more than 200 events each year. The larger campus is planned as a mixed-use neighborhood around the venue.

The current timeline targets below-grade construction in the first quarter of 2027 and stadium completion in the second quarter of 2030. Timelines at this scale can move as design, permitting, site conditions and construction unfold, so those dates are best treated as the club’s stated targets rather than guarantees.

Thursday’s announcement follows the franchise’s August partnership with Elevate, which is handling areas that include premium seating, sponsorship and commercial strategy. The two appointments cover different work: Elevate is helping shape revenue and fan-experience planning, while District PM Alliance is charged with managing delivery of the physical project on the owner’s behalf. For Washington, the selection turns a broad stadium vision into a clearer chain of responsibility. It also gives local businesses and residents a better sense of which firms will manage the infrastructure and construction process as details develop.

The next meaningful checkpoints will be visible progress: finalized designs, permits, site preparation and the transition into below-grade work. Until then, the District PM Alliance appointment is important because it establishes who will be responsible for moving the Commanders’ most ambitious off-field project from renderings toward reality.
